We have clear policies which outline our approach to tenancy management, including interventions to sustain tenancies and prevent unnecessary evictions, and tackling tenancy fraud. These policies include our Allocations Policy and our Tenancy Policy.
The policies explain the types and lengths of tenancies we grant, including any exceptional cases for shorter fixed terms, when and why different tenancies are offered, renewal criteria, and how tenants can appeal decisions.
They also explain support we provide for vulnerable households, advice for tenants if a tenancy isn’t renewed, and discretionary succession rights.
Jigsaw grants most tenants a periodic secure or assured tenancy, with a 12 month probation period.
We use assured shorthold tenancies if Jigsaw is not the freeholder of the property and the term of our lease is less than 21 years. We use licence agreements for our supported housing accommodation and for temporary decants.

The Tenancy Standard sets out what landlords like Jigsaw must do when a fixed term tenancy ends. However, we do not use fixed term tenancies.

Most of our new tenancies have a 12 month probation period before automatically converting to a permanent tenancy.
We have a dedicated process in place which we will follow if we take action to end a probationary tenancy.
This includes giving tenants the opportunity to request a review of decisions we make.
Jigsaw is required by law to give new tenants a tenancy with no less security of tenure than their current tenancy, if they were a tenant of social housing when section 154 of the Localism Act 2011 came into force (1 April 2012), and they have remained a tenant of social housing since that date. This applies even if the tenant moves to Jigsaw from another social rented home.
If a tenant needs to move to alternative accommodation during any redevelopment or other works to their home, Jigsaw will provide a tenancy with no less security of tenure when they return to their home.
