We draw information from a range of sources to provide up to date information on the condition of our homes:
- Annual property inspections
- Inspections during changes of tenancies
- Stock condition surveys of samples of homes.
The data is held on our corporate information system and is being used to risk profile properties. Under our Asset Management Strategy 2025-2027, we will be carrying out physical stock condition surveys, based on the risk profile, achieving 100% coverage of our stock over a five-year period.
The data we hold on the condition of homes is used to plan our programme of major component replacements (kitchens, bathrooms, windows, heating systems, roofs and doors).
Our annual property inspections and stock condition surveys ensure we are aware of hazards in our homes, as well as Decent Homes non-compliance – each of which would be promptly addressed.
We will be scaling up investment work in the coming decade as many of our homes reach the 20 year mark after stock transfer improvements. Our stock condition information is being used to approach the procurement of a partner organisation.
